Donsöhouse is built on water and can – depending on the model, equipment, local conditions and regulations – be moved to new locations. On the MOVE model, you take the helm yourself.

A Donsöhouse gives you the freedom to change your horizon whenever you wish, while leaving the smallest possible footprint: nothing dug up, nothing cast in place, nothing that has to be left behind. Houseboat or floating home, year-round living, rules and price – the most common questions about Donsöhouse.
What is the difference between a houseboat and a floating home?
A Donsöhouse is built as a proper home on the water – kitchen, bathroom, bedroom and living room – on a floating aluminium platform. Unlike a simple houseboat, it is insulated for year-round living, and the MOVE model is also drivable and classed as a boat.
Can you live in a Donsöhouse all year round?
Yes. Every model is insulated as standard and built for permanent year-round living in a Nordic climate, with its own heating and the option of off-grid solutions.
Is a Donsöhouse a boat or a building?
A Donsöhouse is built with its own propulsion and is intended to be classed as a boat (vessel) you can live aboard. A vessel is not regulated as a building, so planning permission is not normally required for the craft itself. Always check the rules that apply where you are.
Can you move or drive a Donsöhouse?
Yes – the MOVE model is electrically powered (around 3–5 knots). You can move your home wherever conditions allow. You don't have to move it, but you can.
Do you need planning permission for a houseboat or a floating home?
As a boat, planning permission is not normally required for the craft itself. Placement, mooring and shoreline protection may, however, be subject to rules. Check with your local authorities before you decide on a location.
Where are you allowed to keep a houseboat?
It depends on the body of water and local rules. You need the right to use the location (owning the water or having an agreement) and must take account of shoreline protection and berth availability. We're happy to help you look into a potential location.
Can you register a houseboat as your permanent address?
You are registered where you are permanently resident, and a houseboat can count as a residence when permanently moored. Check with your local authorities about what applies in your particular situation.
What does a Donsöhouse cost?
DONSÖ 20 from 1 245 000 kr incl. VAT, DONSÖ 30 from 1 865 000 kr incl. VAT and DONSÖ 50 from 2 950 000 kr incl. VAT in the recommended base specification. Options are additional. Every model is built to order.
What is the delivery time?
Delivery from spring 2027, depending on the model, options and season. Every model is built to order.
How does payment work?
Payment follows the build in clear stages: a SEK 50,000 reservation secures your slot, then 20% at production booking, 30% at hull start, 25% at the house frame, 20% at fit-out and 5% at launch. The reservation is credited against the total. Exact terms are set out in the quote and contract, and we can help with financing options.
Can you live off-grid?
Yes. A Donsöhouse can be fitted with solar panels, a battery bank and extended water and energy systems for a more self-sufficient life on the water.
Can I build it myself – is there a build kit?
Yes. We sell the components as a build kit for those who want to build it themselves on Donsö, against invoice. See our build kit page for prices and ordering.
Can I rent out my Donsöhouse?
Many people see their Donsöhouse as both a home and an investment and rent it out, for example via Airbnb, for part of the year. Check the local rules for short-term letting where you are moored.
